Take for an example a company which is not yet established and is looking for an Office Space for its dozen employees. Foreseeing expansion in team they opt for a bigger space over the smaller one. In just the few months, they are near to bankruptcy as their expenses for the big Office Space exceeded their business growth. Thus, in such a scenario they should have kept in mind not only the requirements of their employees but also their finances.


As the trend of the rental space is growing it is essential for the smaller companies to keep in mind several points before signing a deed. Renting an Office Space doesn’t only mean paying the fixed amount of rent. There are several other issues involved with it. For example, is the insurance covered in the rent or not. There might be certain incidentals which are not considered in insurance. Before signing the deed, one should be clear that small repairs and maintenance expenses example roof leaking or short circuit etc will be take care and paid by whom. Further, not only this there are certain fixed expenses apart form the rent example water, electricity, telephone, internet etc.


As larger numbers of smaller companies are wanting to have their own office space, the trend to hunt the Office Space on own without the service of the agent or broker is also gaining momentum. Finding out the Office Space on won is very much possible and is often not difficult too. The facility management companies and the owner of such spaces give out regular advertisements in local newspapers and hang their banners outside the buildings advertising the availability of the office space.


On the other hand, the agents work on commission basis. They charge a certain percentage of the yearly rent. There are agents who cater to the residential sector and there are some which cater to the commercial sector. Typically when approached, these agents after getting a fair idea about the type of Office Space required by the client search and show the Office Spaces. Basically, they do all the hard work of running around and searching the space and also of checking the documents at the later stage of signing the deed. They are paid their amount only after the lease deed is signed. It is always advisable though that prior to working with the agent, the past credentials of the agent are thoroughly checked and some references of the past clients are also taken.
